Project at a Glance
In the heart of Miami’s Wynwood neighborhood, an inspiring project is redefining what it means to preserve a community. Wynwood Works isn’t just an affordable housing development—it’s a lifeline for the artists, workers, and long-time residents who shaped this vibrant cultural hub. As rising costs threatened to displace these individuals, a powerful public-private partnership stepped in to ensure they could continue to live and thrive in the neighborhood they helped build.
Led by Harmony Housing Affordable Development, Magellan Housing, and the City of Miami’s Omni Community Redevelopment Agency (CRA), Wynwood Works secured a half-acre site and $9.9 million in funding from the CRA, along with additional backing from the Wynwood Business Improvement District and the City of Miami. This immense support paved the way for a 12-story, 120-unit affordable housing community, providing homes for those earning at or below 80% of the area median income (AMI). Six units are reserved for local artists, preserving Wynwood’s creative legacy.
Beyond housing, Wynwood Works fosters economic growth, offering affordable retail spaces for local businesses and arts organizations. The overwhelming demand—over 1,000 applicants within the first 30 days—underscored the urgent need for such developments. Thanks to strategic financing, including Low-Income Housing Tax Credits and contributions from the City of Miami, the project overcame financial hurdles to become a reality.
Art remains at the heart of Wynwood Works, with murals curated by Nicole Saulsito and contributions from local artists, further cementing its cultural significance. NBA legend Udonis Haslam, through his foundation “Haslam Housing,” has been a vocal supporter, reinforcing the importance of workforce housing in Miami. With green-certified construction, modern amenities, and a deep commitment to sustainability, Wynwood Works isn’t just a building—it’s a movement.
This project sets a powerful precedent for how cities can combat gentrification while fostering inclusivity. Wynwood Works is more than a success story—it’s a blueprint for the future of equitable urban development.
The Partnership
Wynwood Works came to life through a public-private partnership led by Harmony Housing Affordable Development, Magellan Housing, and the City of Miami’s Omni CRA, with additional backing from the Wynwood Business Improvement District and the City of Miami. Haslem Housing Ventures, LLC has been a key supporter since the project’s inception. The Miami-Dade County Homeless Trust facilitated referrals for families transitioning out of homelessness, while the Bakehouse Art Complex curated the artist contest. First Florida Builders, Ltd. oversaw construction as the general contractor, MCG Architecture and Planning, Inc. designed the project, and Gatehouse Management, Inc. handles property management. The success of this initiative was made possible through the collective efforts of all involved.
